The Greenville County Square
project is still in the early planning stage. Developer proposal requests were advertised
on January 24th and the pre-submission conference is Friday, February 9th. The 3 parcels owned by Greenville County equal
just over 37 acres combined. The current buildings are outdated and more efficient use
of the space is certainly achievable.
Currently, the Eastern side of the street consists of 3 buildings providing
space for Family Court, a building leased by Cobb Tire, County administrative
offices and over 1500 parking spaces. The Western side of the street has the Health Department with administrative offices and a 160 parking spaces on one
parcel and leases space for the General Services Administration, Office of
Hearing and Appeals Court, a SC DMV office, 225 parking spaces and a law firm
servicing the federal court operation on the third parcel. Proposals are
requested to include planning for future growth and consider things like connectivity, walk-ability, and aesthetics. The county
offices sit on the highest elevation in Downtown Greenville, just one block from Main Street. There are nearly 400 administrative personnel in the County Square offices and that number is expected to increase
to 500 personnel by 2035. The 22-page
proposal along with the proposed developer selection schedule can be viewed on
Greenville County’s website. A developer
